Concrete patios and sidewalks with a broom finish

After the concrete is floated flat, a push broom is drawn across the surface. The fine ridges it leaves give shoes and bare feet some grip. The National Ready Mixed Concrete Association calls for this texture on outdoor flatwork for a non-slip surface. A steel-troweled face stays smooth and turns slippery when wet.

More than half of Orlando's 51 inches of yearly rain falls from June through September, per NOAA. Around a pool, the concrete gets wet every time someone climbs out. Paving within 10 feet of a house must slope at least 2 percent away, per the Florida Building Code.

How is a concrete slab built for Central Florida sand and heat?

Much of Orlando sits on fine sand, per federal soil surveys. The sand under a slab is compacted evenly and sloped to drain before the pour. On hot, dry days, the association's guidance calls for dampening the sand and forms first.

Joint spacing follows the slab's thickness. The same guidance caps it at 24 to 36 times the thickness, or about 10 feet on a 4-inch slab. Wire mesh holds cracks tight but does not stop them. Fibers in the mix help against fine surface cracks that form before the concrete sets.

Orlando's normal July high is 92 degrees. Heat speeds setting and dries the surface fast, so the guidance says to avoid the hottest part of the day. Curing should start as soon as finishing ends and typically runs 3 to 7 days. Concrete left to dry out can lose as much as half its potential strength.

Concrete driveway rules around Orlando and St. Cloud

In Orlando, a new driveway takes an engineering permit from the city. The city's standard detail calls for 3,000 psi concrete on the apron, the stretch between the street and the sidewalk. Where the driveway crosses the public sidewalk, that section is 6 inches thick. Historic districts add a Certificate of Appropriateness.

Outside city limits, Orange County says pouring concrete needs a permit. St. Cloud lists a residential concrete pad as permit work. Anything in its right-of-way also needs Public Works and Engineering approval. Rules change by address, so check with the building department and your HOA before work starts.

Do you pour stamped or decorative concrete?
No. Our concrete is broom finish, or a slab with mud-set brick on top. Stamped, exposed-aggregate, colored and decorative concrete are outside our work, as are house foundations and concrete repair or leveling.
How much does a concrete driveway cost?
The size of the slab and its thickness drive the price, and thickness depends on what the slab carries. The site matters too, such as the ground under the slab or an apron that must meet city rules. We look at the space and give you a quote. Call (407) 702-4316.
Can you pour the slab for an outdoor kitchen or fireplace?
Yes. We pour the slab or footing, then build the block and the brick or stone on top. The Florida Building Code sets footings for masonry fireplaces at 12 inches thick or more. Plan any gas or water lines with a licensed plumber, and power with a licensed electrician, before the pour.
Can my new patio be brick instead of plain concrete?
Yes. We pour the slab first, then set real clay brick in a mortar bed on top. That is mud-set brick, and it works for patios, walkways, pool decks and driveways. Our guide to mud-set brick versus sand-set pavers covers the trade-offs.
Why does new concrete have grooves cut across it?
Those grooves are control joints. Concrete shrinks as it dries, and cracks cannot be prevented entirely. A groove cut at least a quarter of the way through the slab gives the crack a planned place to form.
Do you pour driveways outside St. Cloud?
Yes. We are a masonry company based in St. Cloud, and we work within about an hour of Orlando. That covers Orange, Osceola, Seminole and Lake counties.
