Outdoor kitchens for Oviedo's 1980s to 2000s homes

The city counted about 3,700 residents in 1985 and more than 26,000 by 2000. Census figures put about half of today's homes in the years 1990 to 2009. Fewer than 2 percent were built before 1960. About three in four occupied homes are lived in by their owners.

Oviedo began on the shores of Lake Jesup, where homesteaders settled after 1865. The Lake Jesup Community took the name Oviedo with its post office in 1879. Today the lake lies north of the city limits. Center Lake at Oviedo on the Park has a boardwalk around it, and Round Lake Park has one too.

Twin Rivers Golf Course sits between the Big and Little Econlockhatchee rivers. In 2017 the City Council approved buying the course to prevent residential development there. The city says the course is part of the floodplain management for both rivers.

Brick has a place in Oviedo's own story. The city's history pages say Prince Butler Boston, a citrus grower, was also a bricklayer. They add that Black residents who worked as bricklayers played an important part in Oviedo's history. When the city's 1951 Memorial Building came down, its bricks were given to residents.

Permits and HOA review in Oviedo

Inside the city limits, the City of Oviedo's Building Services Division reviews plans and issues building permits. A 2026 state law, HB 803, lets some smaller single-family projects skip the building permit on request. Oviedo's guidance lists accessory structures as structural work, which the exemption does not cover. How the city classifies an outdoor kitchen or fireplace is its call, so ask Building Services for your address.

Oviedo's guidance adds that driveways and pavers still need a planning and zoning permit, and so do non-structural 4-inch slabs. The exemption also does not apply to any property in a flood hazard area. A licensed plumber or gas contractor runs the gas line, and a licensed electrician runs the power. Those are separate trades with separate permits.

Alafaya Woods, for one, is a covenant-controlled subdivision governed by an elected homeowners association board. Florida law says an HOA may review a structure only as far as its declaration or published rules allow. It also cannot require the building permit before it reviews your plan. Check with the city and your HOA before the work starts.
