Outdoor kitchens and fireplaces by Lake Mary's lakes

The city was named for the wife of a minister who settled on the lake's north shore. Census maps label the lake Big Lake Mary, with Little Lake Mary just to the south. Crystal Lake and Lake Emma lie inside the city limits too.

We build each outdoor kitchen as a full masonry structure. Concrete block walls go up on a concrete slab, faced with clay brick or natural stone. That is instead of a metal or wood frame with a veneer skin. UF/IFAS counts 20 established termite species in Florida, the most of any mainland state. Masonry gives termites nothing to eat, and it does not rust or rot.

The floor under the kitchen can be mud-set brick: clay brick set in a mortar bed on a concrete slab. The same brick can carry on around the pool as a deck. Broom-finish concrete is the other choice for the floor. A fireplace can go up beside the kitchen as part of the same project.

Timacuan, Heathrow and HOA review

The city's housing page points to its upscale golf course communities. Timacuan, in the heart of the city, has more than 550 homes in nine neighborhoods. Its golf and country club is the community's center of activity, the association says. The Timacuan Association's website lists an Architectural Review Board.

Heathrow sits just west of Interstate 4, outside the city limits in unincorporated Seminole County. Its own website calls it a private gated community of more than 2,000 homes on 1,800 acres. A master association oversees 30 neighborhoods, and the covenants let the rules differ from one to the next. A paint color or a circular driveway can be fine in one neighborhood and not in the next.

Under Florida law, an HOA can review exterior work only as far as its covenants and published rules allow. If it says no, it has to name the rule it relied on, in writing. Read your covenants and ask the association what it reviews before the work starts. We then build the natural stone veneer or brick to the plan the board approves.

Lake Mary's newer homes and sandy ground

Lake Mary began as two small railroad settlements, Bent's Station and Belle Fontaine, in a citrus farming area. It incorporated as a city on August 7, 1973. The city says homebuilding took off in the late 1980s and early 1990s. Census figures show about two in three homes here date from 1990 or later.

Only about 3 percent of the homes were built before 1960, and about 27 percent in 2010 or later. On a new custom home or an addition, our masons lay brick veneer alongside the builder. For a fireplace inside the home, we build the masonry and your builder handles the permit and the structure.

The ground here is sand. Astatula sand is the most common soil in the city, and the NRCS rates it excessively drained. Its wet zone sits more than 60 inches below the surface. The low ground around the lakes is poorly drained, with a much higher water table.

Do you need a permit for an outdoor kitchen in Lake Mary?

Inside the city limits, the City of Lake Mary's Building Division reviews plans and issues permits. The city's zoning code lists the outdoor or summer kitchen as an accessory structure. It calls for a building permit or zoning approval before one is built. An outdoor fireplace is not on that list by name, so ask the city how it treats one.

The same code keeps accessory structures out of front yards and easements, and no taller than the house. One under 400 square feet and under 8 feet tall needs a setback of at least 4 feet. If any part rises above 8 feet, the whole structure moves back a foot for each extra foot.

A 2026 state law exempts some small single-family jobs from a building permit. The city's permit page says most work still needs one. Trade work such as gas or plumbing always needs a permit, and so does structural work. An exempt job still needs a written exemption request, approved before the work starts. The building department for your address decides: the city inside the limits, Seminole County's Building Division in unincorporated areas.

Is Heathrow part of the City of Lake Mary?
No. The Census Bureau lists Heathrow as a census-designated place in unincorporated Seminole County. It still shares the city's 32746 ZIP code. Permits there go through Seminole County's Building Division, and Heathrow's covenants set exterior rules that differ by neighborhood.
How close to a lake can an outdoor kitchen go in Lake Mary?
Inside the city, the zoning code keeps accessory structures at least 25 feet from a lake's mean high water line. Docks are the one exception, and no accessory structure may sit in a wetland protection zone. The city also has a Big Lake Mary overlay zoning district with rules of its own. Check your survey and ask the city before the layout is set.
Can we burn wood in an outdoor fireplace during a Seminole County burn ban?
Seminole County's burn ban starts on its own when the Keetch-Byram Drought Index hits 500 with no measurable rain expected. It covers every city in the county, Lake Mary included.
