Many Winter Park homes back onto one of the city's lakes. On those lots, "we want an outdoor kitchen by the lake" is a common wish. On the older brick streets, a homeowner may want new brick that looks at home beside the old. Both jobs call for custom stone and brick, built on site.

Winter Park adopted a Street Brick Policy in June 2001. At the time, the city had about 19 miles of brick streets out of more than 100 miles of street. The policy puts a properly installed brick street's life at 40 to 50 years, against 10 to 15 for asphalt. The policy lets owners along an asphalt street petition the city to resurface it in brick.
The policy also explains why some old brick streets turned rough. The first brick roads were laid on sandy soil, and the brick shifted and settled over time. The policy's fix is to take up the old brick and put in a proper road base first. Removed clay brick goes to the city's reclamation facility for reuse in other parts of town.
Federal soil maps still show deep sand under much of Winter Park. So our mud-set brick starts with a concrete slab we pour first, then clay brick set in a mortar bed. A masonry fireplace sits on a concrete footing that the Florida Building Code wants at least 12 inches thick. The code also sets that footing at least 12 inches below finished grade.
The Winter Park Chain of Lakes starts at Lake Sue and ends at Lake Maitland. Canals link Lake Virginia, Lake Mizell, Lake Osceola and Lake Maitland along the way. Freezes are rare here, so a lakeside lanai gets used most of the year. Florida often calls an outdoor kitchen on a lanai a summer kitchen.
Winter Park's Planning and Zoning Board reviews lakefront site plans and how the work will look from the lake. For a home, the city sets the lakefront setback at 50 feet from the ordinary high water line. If the homes next door sit farther back, their average setback applies instead. Ask the city where an outdoor kitchen or fireplace may sit on your lot before the work starts.
We build masonry outdoor fireplaces on open patios and under lanai or pavilion roofs a builder puts up. Where a chimney passes through a roof, the Florida Building Code wants it at least 3 feet above that roof. It must also stand 2 feet higher than any part of a building within 10 feet. Rules on wood fires near a house vary, so check the burn rules with the city first.
Census survey data shows about 29 percent of Winter Park homes were built before 1960. About two in three went up before 1990. The city has recorded over 700 historic structures, from imposing estates to modest bungalows. Some date to the late 1800s, and the 1920s land boom shaped many neighborhoods.
Additions and alterations to a property on the Winter Park Register of Historic Places need a Certificate of Review. The Historic Preservation Board looks at how the change fits the existing architecture. Character-defining features are meant to stay in place and in view, and design review carries no fee. If your home sits in a district like the College Quarter, check with the city's preservation staff first.
Older homes across the city are also coming down to make way for new construction. In July 2026, city leaders were weighing incentives to keep historic homes standing. On a new custom home, we team up with the builder for brick veneer and a masonry fireplace.
Permits in Winter Park come from the city's Building and Permitting Services Department. Its permit sheet answers yes in most cases, and it names new structures, driveways, walls and hard-surface decks. Since July 1, 2026, some lower-value work on a single-family home may qualify for a permit exemption. The sheet does not name outdoor kitchens or fireplaces, so check your plan with the city first.
A licensed plumber or gas contractor runs the gas line, and a licensed electrician does the wiring. That work needs its own trade permits. We build the block base with the openings and chases their work needs. Work that starts without a required permit draws triple the permit fee, the city's sheet says.
In single-family zones, the city caps impervious coverage at 50 percent of the lot. The house, driveways, patios and pools all count toward it. On a lakefront lot, land under the water does not count as lot area. Windsong and Waterbridge have some stricter rules of their own, and an HOA may review exterior work too.
