Brick masonry in Orlando's historic districts

Downtown Orlando's brick goes back to an 1884 fire that burned many wood buildings. The city then banned new frame buildings downtown, which is why so much of it is brick today. The city's growth plan still describes its neighborhoods by their old brick streets. In the 1920s, the plan notes, even Orange Avenue was paved in brick.

The city has six historic districts: Downtown, Lake Cherokee, Lake Copeland, Lake Eola Heights, Lake Lawsona and Colonialtown South. With almost 50 landmarks, they account for about 1,800 properties, under 5 percent of the city's total. Lake Eola Heights alone has about 570 buildings, and its biggest building boom ran from 1905 to 1925.

In a district, exterior work needs the city's historic preservation approval before a building permit is issued. That covers new brick arches and columns, and it covers new paving too. We build the brick to the plan the city approves.

Outdoor kitchens and fireplaces for Orlando's lake homes

The city counts about 120 lakes partly or wholly inside its limits. Freezes are rare: Orlando's airport station averages fewer than two days a year at 32 degrees or colder. So a lanai or a lakeside patio can be used for cooking most of the year. Florida even has its own name for an outdoor kitchen: the summer kitchen.

Each outdoor kitchen we build is concrete block walls on a concrete slab, faced with clay brick or natural stone. That is a full masonry structure instead of a metal or wood frame with a veneer skin. The Florida Building Code rates termite infestation in the state as very heavy. Block, brick and stone do not feed termites, and they do not rust or rot.

A licensed plumber or gas contractor and a licensed electrician run the lines to the kitchen. We build the openings to the sizes of the grill and doors you pick. Add a masonry outdoor fireplace, and the kitchen and fireplace can go up as one project.

Old bungalows, new custom homes and Orlando's sandy ground

Orlando's homes span every era: Census estimates put about 13 percent before 1960 and 20 percent in 2010 or later. The Lake Lawsona district is known for its Craftsman bungalows. Lake Nona, on the southeast side, is inside the city limits and still growing. When a builder puts up a new custom home, we work alongside on the brick veneer and a masonry fireplace.

Orlando averages about 51 inches of rain a year, more than half of it from June through September. Soil survey maps put about a third of the city on Smyrna fine sand, a poorly drained soil. Its water table sits within 18 inches of the surface for 1 to 4 months in most years. In rainy seasons, it can rise above the surface briefly.

On that ground, we pour the slab first and give it slope before any block goes up. The Florida Building Code puts exterior footings at least 12 inches below finished grade. A masonry fireplace footing must be at least 12 inches thick, too. The code also wants paving within 10 feet of the house sloped at least 2 percent away.

Do you need a permit for masonry work in Orlando?

Inside the city limits, permits come from the City of Orlando's Permitting Services Division. A new driveway or pavers take an engineering permit there. New concrete or pavers also count toward the lot's impervious surface, which the city tracks on a worksheet.

A 2026 state law lets some small jobs on a single-family home skip the building permit. Structural, gas, electrical and plumbing work do not qualify, and Orlando wants an exemption request filed first.

Planned neighborhoods can add a second review. In Baldwin Park, the Architectural Review Committee applies design guidelines that say chimneys and fireplace flue enclosures must be non-combustible. For a mud-set brick driveway there, the first 7 feet from the alley pavement must be solid concrete. Check with your HOA and the city before the work starts.

Do I need a permit for an outdoor kitchen or fireplace in Orlando?
The City of Orlando says permits are required for most construction. Gas, electrical and plumbing work need trade permits of their own. The city's residential permitting guide does not list outdoor kitchens or fireplaces by name. Check with the city's Permitting Services Division and your HOA before the work starts.
What changes if my house is in one of Orlando's historic districts?
Exterior work there needs a Certificate of Appropriateness before the city issues a building or engineering permit. Driveways, walkways and paving materials go through a staff minor review, and there is no fee for it. Small accessory structures under 100 square feet are minor review too, while bigger projects need a major review. Ask the city's historic preservation staff early.
Are Dr. Phillips and Bay Hill part of the City of Orlando?
Mostly not, even with Orlando mailing addresses. The Census Bureau lists both as census-designated places in unincorporated Orange County, where the county issues permits. Orange County says any time you pour concrete or place pavers, a permit is required. The city line does reach parts of the southwest side, so check which office covers your lot.
What drives the price of an outdoor kitchen or fireplace in Orlando?
Size sets most of it: the length of the counters and the height of any chimney. The face matters, clay brick or natural stone, and so does access to the backyard on an older lot.
