Census estimates put about 95 percent of Kissimmee's housing at 1960 or newer. More than half dates from 1990 on, and about one unit in six from 2010 on. About 54 percent of the city's housing is single-family homes, detached or attached.
If your backyard has a pool deck or a lanai, that is where an outdoor kitchen usually goes. Florida often calls it a summer kitchen. We build the base in concrete block, with openings sized for the grill, doors, drawers and refrigerator you pick. A plumber or gas company runs any gas line, and an electrician does the wiring.
Winter nights here get cool enough for a fire. NOAA's normal January low at Orlando International Airport, north of Kissimmee, is about 50 degrees. An outdoor fireplace can stand on its own on a patio or join the kitchen as one project. Before you plan on wood fires, check with your city or county and the fire department.
In 1887, Osceola County became Florida's 40th county, and Kissimmee won the vote for county seat. The red-brick courthouse downtown was dedicated in 1890. Florida's Ninth Judicial Circuit Court calls it the oldest courthouse in Florida still used for judicial purposes.
Down on the lakefront, the Monument of States rises fifty feet. Finished in 1943, it is set with rocks donated by every state and by other countries. Real clay brick and natural stone are the materials we work in as well. We cut every piece of our brick arches on site, and our masons dress natural stone to fit.
The city's 2020 downtown plan counts more than 600 surveyed structures, most of them homes. Homes in the South Beaumont Historic Overlay District are held to the city's Design Standards. The city also has a Historic Preservation Board. If your house is in the district, ask the city what review new brick or stone work needs.
Start with where the house sits. Inside the city limits, the City of Kissimmee's Building and Permitting Division is the office to ask. That covers places like Remington and South Beaumont. Outside the limits, it is generally Osceola County's Building Office.
A 2026 state law lets some small jobs on single-family homes skip a building permit. The city's page on the change says gas, electrical, plumbing and structural work still need a permit. So does any work in a designated flood zone. The building department for your address decides what your project needs.
The city's list of permit types does not name an outdoor kitchen or fireplace. If your subdivision has an HOA, its architectural review may apply as well. Florida law ties that review to what the HOA's declaration or published guidelines say. Check with the city or county and your HOA before the work starts.
NRCS soil maps put Myakka fine sand, Florida's state soil, under about a third of the city. NRCS rates it poorly drained. In most years its water table sits within 18 inches of the surface for 1 to 4 months. Summer rain adds to that, and the city's history lists record rainfall in 1956 that flooded Kissimmee.
The Florida Building Code sets exterior footings at least 12 inches below finished grade. A masonry fireplace footing must be at least 12 inches thick and reach 6 inches past every side.
For patios and pool decks, we pour a slab first. Then we lay mud-set brick, real clay brick set in a mortar bed. The Brick Industry Association says mortar-set paving may be the most appropriate choice on saturated soil.
