Maitland's story starts at a lake. The Army built Fort Maitland on the west shore of Lake Maitland in 1838. The Florida Audubon Society was also founded here, and it still protects wild birds on Lake Sybelia. Today the city says many of its lakes are surrounded by development.

The city's code keeps new buildings and structures at least 50 feet from any lake or water body. The line is measured from each lake's normal high water elevation, which the code lists. The same code names outdoor fireplaces and barbecue pits as examples of minor structures. Check where that line falls on your lot, and we lay out the build to fit.

We build masonry outdoor fireplaces with firebrick-lined fireboxes and capped chimneys. Under a lanai or pavilion roof, we build the fireplace; your builder handles the permit and the structure. Wood fires near a house have their own rules, so check with the city and the Fire-Rescue Department first. A fireplace and an outdoor kitchen can go up as one project.

Mid-Century Houses and Historic Homes in Maitland

Census survey data shows about two in three owner-occupied houses in Maitland were built before 1980. Nearly half went up in the 1960s and 1970s. The city's history says the 1950s space age brought a wave of new families here. Between 1972 and 1979, twelve new residential subdivisions were developed in town.

Do You Need a Permit for an Outdoor Kitchen in Maitland?

Maitland's Community Development Department handles building permits through its Building Division and an online permitting site. The city's permit guide does not name outdoor kitchens or fireplaces. It does list an accessory structure type for sheds, cabanas, trellises and gazebos. Ask the Building Division whether your plan needs a permit, and which type.

A licensed plumber or gas contractor runs any gas line, and a licensed electrician does the wiring. We build the block base with the openings and chases their work needs. A 2026 state law has cities exempt some lower-value work on single-family homes, on written request. Gas, electrical, plumbing and structural work stay outside that permit exemption.

The city's permit list also has a Driveway type for concrete or pavers and a Concrete Work type for walkways. Maitland's land code caps impervious coverage at 70 percent of the lot in its single-family zones. Buildings, pools, patios and driveways all count toward that cap.

Sand and Water Under a Maitland Patio

Federal soil maps show Tavares fine sand as the most common soil series in Maitland. Tavares sits on hills and ridges and drains moderately well. Some lower, flatter ground holds Smyrna sand, which drains poorly. There, the water table can sit within 18 inches of the surface for one to four months in most years.
